As the social, cultural, and entertainment hub of the city, Downtown Kelowna is a popular option for homebuyers. Families and empty nesters love the convenience of being within walking distance of almost anything you could want including: nightlife, shopping, work, parks & beaches, incredible restaurants, museums, art galleries, theatres, and more.

As one of Kelowna’s oldest neighbourhoods, you’ll find a mix of well-loved, single-family heritage homes alongside new condo & townhome developments in the Downtown area.

Minutes north of Downtown is the quiet community of Glenmore. The slower, residential pace and easy access to schools, parks, restaurants, and shopping make Glenmore a popular destination for families. Older homes with large lots and mature trees make up the majority of the neighbourhood but newer developments and smaller multi-unit buildings are adding a fresh sense of to the vibrancy to the area.

North Glenmore may only be a few minutes north of downtown but it offers a totally different vibe from the hustle & bustle of the city. Here you’ll find a mix of lakeshore estates, farms & orchards, established single-family neighbourhoods, townhomes, as well as condos.

Depending which direction you face, North Glenmore offers breathtaking lake, city, and mountain views. Shopping and other amenities are conveniently dotted throughout the neighbourhood and nature lovers will love the many open spaces and agricultural properties within easy walking distance.

Located south of Kelowna proper, the Lower Mission should be on the shortlist of any family looking to call Kelowna home thanks to its schools, gorgeous public beaches, and closeness to the H2O Aquatic & Fitness centre, and the CNC Rec Centre.

If you want to enjoy a true Okanagan lifestyle, the Lower Mission has it all. Don’t miss the lakefront resorts & marinas or peaceful walking & hiking trails (including the Mission Creek Greenway). And of course, let’s not forget about the world class wineries nearby!

Nestled in the rolling hills South of Kelowna is one of the city’s most coveted residential areas: the Upper Mission. Family-friendly neighbourhoods filled with newer homes offer incredible views of Okanagan Lake and downtown. Lush vineyards, mature orchards, and numerous hiking trails give the feel of a rural setting, despite the neighbourhood only being 15 minutes from the city centre.

Kettle Valley feels like stepping back to a simpler time. Centred around a quaint communal square full of popular public shops, locals enjoy a strong sense of community here. But don’t let the old-town vibe fool you. Kettle Valley boasts stunning modern architecture throughout its single family homes, townhomes, and acreage estates.

The Ponds development at the end of Gordon Drive will also be home to Kelowna’s newest middle school, making the area ideal for families.

Few neighbourhoods feel more like the remote countryside than South East Kelowna (despite only being a 15 minute drive from Downtown). Awe-inspiring views of Okanagan Lake and the surrounding mountains are just one of the benefits of living out here. Beautiful vineyards, orchards, and farms line the quiet roads while small neighbourhood meeting spots add to the rural village atmosphere. In the summer, roadside fruit stands, horseback riders, and country cyclists are plentiful.

Residents of South Kelowna enjoy a strong sense of community while enjoying the natural beauty of the area. The rolling hills of the Myra-Bellevue Provincial Park offer excellent trail systems and flourishing wildlife. Housing ranges from golf course townhomes to working farms and country estates.

Convenient to the city’s best amenities and easy to reach via Highway 33, Black Mountain attracts residents who want to combine the rural Okanagan lifestyle with suburban comforts.

Named for its volcanic soil, this popular area features family-friendly neighbourhoods with gorgeous views of the valley and lake. Its proximity to hiking & snowmobiling trails, an outdoor adventure centre, and the world famous Big White Ski Resort make Black Mountain a total adventure playground. New developments with spectacular architecture mix with established single-family homes throughout the neighbourhood.

Black Mountain also includes the Joe Rich area. Here, residents can enjoy the solitude of nature as most properties (rural acreages, equestrian ranches, and farms) are tucked back in the woods off the highway.

Dilworth Mountain is the most centrally located of all Kelowna’s neighbourhoods. Spread across the hills north of the city, Dilworth features neighbourhoods with large lots, mature trees & landscaping, modern home designs, and gorgeous views. A mix of new strata developments and single-family homes attract everyone from young singles to seniors and families.

The numerous public parks, green spaces, and hiking trails, as well as neighbourhood shopping plazas, restaurants, and medical offices mean there’s something for everyone here. Easy access to all that Kelowna has to offer makes Dilworth a popular place to call home.

Lake Country lies just north of Kelowna, surrounded by three stunning lakes, evergreen forests, and small areas of agricultural land. Comprised of four small communities, Lake Country offers small-town charm and relaxed luxury. World-class wineries nestle in picturesque hillsides. Rural markets and roadside vendors line the meandering streets. Beautiful trails, parks, and public beaches make nature readily accessible. Cultural and recreational organizations, schools, restaurants, and amenities can be found in the villages of Winfield and Oyama. Properties of all sizes and price can be found here, many with lakeshore access.

WEST KELOWNA

NEIGHBOURHOODS
Casa Loma is the smallest neighbourhood within the City of West Kelowna with roughly 457 residents. The neighbourhood is ideally situated for those looking for easy access to both West Kelowna and Kelowna; its proximity to the Okanagan Lake Bridge (William R. Bennett) provides safe pedestrian and convenient car access to both communities. Offering quiet living outside the town centre and scenic views of Okanagan Lake, it is a great neighbourhood for couples and individuals. Casa Loma is settled along the waterfront which allows for a variety of recreational activities such as swimming, boating and kayaking.

Gellatly Bay is an emerging community with an approximate growth rate for the neighbourhood of 3.24% from 2011 to 2016. It captures the small town feel along Okanagan Lake while offering an abundance of commercial and retail services less than two kilometres away at Westbank Centre. Gellatly Bay is ideal for mature families, or individuals who enjoy being close to the water and a short distance away from amenities. The neighbourhood features a gorgeous waterfront path, as well as several other parks and beaches to make a splash in the summer including CNR Wharf, Willow Beach and the Gellatly Nut Farm Regional Park. The neighbourhood has a high proportion of senior residents with 44% of the neighbourhood population over the age of sixty-five.

Glenrosa is an urbanizing neighbourhood ideal for active young families. Close to amenities such as Glen Canyon Regional Park, Glenrosa maintains a small community feel while providing a wide range of activities. The neighbourhood offers an affordable and attractive quality of life, where year-round recreation opportunities are complemented by a range of shops and services only 2.5 kilometres away at Westbank Centre. Moreover, Glenrosa’s close proximity to the neighbourhoods of Smith Creek and Gellatly Bay, in addition to Westbank Centre, provides even more hiking and biking trails, beach accesses and shopping and dining convenience. Public schools in the neighbourhood include Helen Gorman Elementary, Glenrosa Elementary and Glenrosa Middle.
Lakeview Heights is ideal for those who appreciate balance; it offers rural living with large acreages in addition to numerous nearby retail locations and restaurants. Framed by views of Okanagan Lake, mountains, an extinct volcano and orchards, Lakeview Heights offers picturesque living. This quiet neighbourhood is complimented by urban amenities including a quaint shopping centre. In particular, Mount Boucherie Community Centre offers a variety of recreational activities and serves as a focal point for the neighbourhood. The neighbourhood features five of the wineries along the Westside Wine Trail, home to some of the most accomplished winemakers in the valley. Hudson Road Elementary School and Mount Boucherie Secondary School, which serves all of West Kelowna, are located in the neighbourhood.
The Mission Hill neighbourhood, which includes the Sunnyside neighbourhood, is ideal for mature families who desire spacious living outside the town centre. Offering scenic views of mountains, Okanagan Lake and vineyards, the area is home to the award winning wineries of Mission Hill Family Estate Winery and Quails’ Gate Estate Winery. The neighbourhood features rolling hills and panoramic vistas. The Mission Hill area is an intermediate neighbourhood in size with close to 3,150 residents, representing less than 10% of the city’s population. Nearly 90% of the neighbourhood population is of fifteen years of age or older. Chief Tomat Elementary School is located in the neighbourhood.
Rose Valley, also commonly referred to as West Kelowna Estates, is a developing neighbourhood ideal for young families. It is the second most populated neighbourhood in the city after the Glenrosa neighbourhood. Rose Valley has contains several hectares of park space. Featuring a variety of trails, particularly those in Rose Valley Regional Park, the neighbourhood has recreational activities suitable for the entire family. The neighbourhood offers urban amenities including the nearby conveniences of Okanagan Lake Shopping Centre. With plentiful outdoor space and a friendly community, the neighbourhood offers an attractive quality of life for families. Two elementary schools are located in the neighbourhood, namely Rose Valley Elementary School and the newly developed Mar Jok Elementary School.
Shannon Lake is a developing and popular neighbourhood situated with mountain views overlooking West Kelowna and Okanagan Lake. Shannon Lake is ideal for young active families who enjoy outdoor activities and being part of a strong community. It offers a range of amenities from golfing and fishing to hiking and biking. Centred around the shores of Shannon Lake, the neighbourhood features the greens of Shannon Lake Golf Course and the trails and fishing opportunities of Shannon Lake Regional Park. Shannon Lake Elementary School and Constable Neil Bruce Middle School are located in the neighbourhood.
Smith Creek is ideal for families who desire spacious living and enjoy recreational activities such as hiking and biking. An assortment of trails and varied terrain make Smith Creek the perfect playground for the avid adventurist. A rural landscape and numerous working farms offer residents opportune access to local produce and give the area an agricultural feel. However, with the close proximity of Westbank Centre, residents can still access urban amenities for shopping and dining convenience. Several family homes, small acreages and active farms exist in the region.
Westbank Centre is ideal for families and mature residents who value the convenience of urban amenities. The neighbourhood offers shopping, restaurants, and parks all in extremely close proximity. Community events such as Westside Daze, the Westbank Farmers Market, and Music in the Park take place in Westbank Centre. The neighbourhood features recreational facilities including the Johnson Bentley Memorial Aquatic Centre and Kids Care Spray Park as well as amenities such as the public library. Ecole George Pringle Elementary School, West Kelowna’s only French Immersion School, serves the neighbourhood.

The charming beach town of Peachland lies only a few minutes south of the hustle and bustle of the city. Its relaxed atmosphere, quaint village centre, and incredible lake views feel like a full-time vacation. Restaurants, cafés, and shops line the main street of Beach Avenue. 11 km of shoreline with excellent beaches and lakeside parks, a marina and boat launch, walking trails, sports courts, playgrounds, a skate park, and a recreation centre make this area a hub of activity. Further afield, outdoor enthusiasts can explore Pincushion Mountain and Trepanier Creek, and the salmon run at Hardy Falls.

Gorgeous lakefront homes and condos are walking distance from village amenities. The hillside boasts welcoming neighbourhoods of single-family homes, a master-planned golf development, orchards, vineyards, and farms. This small and vibrant community is popular with retirees, empty nesters, and young families.
